Why should buyers opt for a home inspection?
Buying a home is the single most expensive purchase most of us will ever make. For a reasonable fee, our professional inspectors can provide you with detailed information on actual condition of the home and the systems of the home. The true condition of a property may not be apparent to the untrained eye. A properly performed home inspection will make you aware of some smaller and possibly some large or potentially costly problems prior to your closing on a property which leaves you is a position to renegotiate the terms of the sale, ask the sellers to make repairs, or just walk away from the deal.
What should we look for in selecting a home inspector?
Simply being licensed as a home inspector is a start but not all that should be considered. Being a certified member of the American Society of Home Inspectors (ASHI) the oldest and most respected name in home inspectors, and / or InterNACHI or other professional organization ensures that the inspector is brought to higher standards of continuing education and training. You should also request to see copies of sample reports to ensure that they are detailed and not simply a check box.

Is there anything particularly common in our area that you see often that can be prevented?
Proper drainage of the property including the water from the downspouts is of paramount importance. Improper drainage can lead to structural damage to the foundation and thus the rest of the house. Water that enters a crawl space needs to be able to be drained out quickly and efficiently to prevent the water from turning into moisture, which can lead to the growth of mold. Additionally when there is water in a basement of crawl space you are more likely to find termites and other wood destroying organisms, as all such “critters” need a water supply.
What are the top three things that sellers should check on before they put their homes on the market to avoid a “bad” inspection report?
The first thing that should be done before a home is put on the market is to have a pre-listing inspection so that there will not be any surprises when the potential buyer has his inspection of the home, which could prevent or hinder a closing. The second thing is to check for signs of water or moisture intrusion, which has lead to structural concerns or mold. The third is to check the mechanicals such as the HVAC, Electrical and Plumbing systems.

Working with people and being able to help them to make the best possible decision on the biggest purchase of their lives.
Switching gears… Where do you live? What do you like about that area of town?
We live in the unincorporated area of Franklin on about 3.5 acres. We are not in town and have peace and quiet when we want it and the ability to get to interstates within 5 minutes to enjoy all of the surrounding areas and get into Nashville within 20 minutes. I am originally from New York and there is no way I would willingly leave the beautiful middle Tennessee area.
What is the favorite part of your home?
It needs two places to answer that question, my shop and my “JAM” room.
What is your favorite way to spend a weekend in Nashville?
Listening to and playing music.
